SACRAMENTO, Calif. (APRIL 19, 2022) – Kennedy Wilson Brokerage, a division of Kennedy-Wilson Properties, Ltd., represented a Bay Area-based private investor in the acquisition of a 266-acre property, including an industrial facility, at 210 Ski Village Drive in Mount Shasta. John Troughton, Vice President and Adam Elomari, Associate at Kennedy Wilson Brokerage, oversaw the $7,150,000 transaction on behalf of One Shasta LLC.
As one of the largest acquisitions of its class in the market north of Redding, the property is comprised of industrial, low intensity agriculture, and residentially zoned land in Siskiyou County. This acquisition includes a 144,900 square-foot industrial building at 210 Ski Village Drive, which will offer future tenants dock-high access and proximity to Interstate 5. The 266-acre property also has unparalleled views of Mount Shasta, making it ideal for future development.
“We are proud to have had the opportunity to represent this capable investor once again. They will leverage the property’s proximity to I-5 and ideal location between Northern California and Southern Oregon to attract prospective distribution and manufacturing tenants seeking space of this class with dock-high access,” said John Troughton, Vice President at Kennedy Wilson Brokerage. “Despite current labor shortages, seasonal conditions and resulting delays that are to be expected in deals of this scale, this sale is an ideal example of how close cooperation and patience by both the buyer and seller is key to a successful transaction” said Adam Elomari.
One Shasta LLC purchased 210 Ski Village Drive from Crystal Geyser Water Company, which acquired the property in 2013. For the greater part of the 20th century, the property was used as a lumber mill. The industrial building was completed in 2001 and used as a bottling facility for Coca-Cola and Dannon Water Products until it was sold to Crystal Geyser.
The 210 Ski Village Drive purchase is one of several transactions in which Kennedy Wilson Brokerage represented the ownership behind One Shasta LLC in Northern California over the last few years.
