Senior Retail Property Manager

Location: Atlanta, GA

Job Summary:

KWP is seeking a talented senior property management professional to join our team and manage a portfolio of retail properties in the Atlanta area.

Provide the highest level of customer service to ensure ownership’s goals and objectives are attained. Implement processes and procedures that will provide tenants, visitors, and guests with first-class experiences. Develop, mentor, and train all direct reports. Create a professional work environment consistent with the company culture.

Key Duties:

Operational Skills

  • Visit tenants regularly and always maintain a positive, productive, and professional relationship.
  • Timely follow up on all communications with tenants, vendors, and owners.
  • Develop positive relationships with vendor partners ensuring they understand the goals, objectives, and code of conduct required at the properties they serve.
  • Regularly inspect and evaluate all building equipment, systems, and grounds to ensure that the appearance and operation of the properties meet company standards.
  • Continuously review the physical components and procedures to ensure the highest levels of safety and security are maintained.
  • Analyze and maintain emergency procedures and preventative maintenance programs for all buildings.
  • Evaluate contracted services to ensure the scope meets the property needs. Ensure that work performed by outside contractors is performed timely, safely, and according to the scope of the services provided.
  • Manage tenant move-in and move-out processes to ensure complete tenant satisfaction.
  • Oversee tenant work request to ensure that tenant service calls are handled within the timeframe assigned and with 100% customer satisfaction.
  • Accurately maintain records for any litigation, work with legal counsel pursuant to ownership and company guidelines.
  • Assist with all lease activity by ensuring all vacancies are ready, assist with providing information and coordinating access as needed.
  • Successfully manage tenant improvement and capital improvements projects following company guidelines.
  • Competitively bid third party provided services pursuant to company and Ownership guidelines.

Communications Skills

  • Conduct weekly staff meetings.
  • Assist in fostering a team atmosphere.
  • Clearly and concisely communicate with clients, tenants, team members, direct reports, and vendors.

Financial Skills

  • Develop and manage the annual operating budgets and 5-year capital budgets for the assigned properties.
  • Financially operate the property to ensure that the monthly, quarterly, and annual financial goals, as approved in the annual budget, are attained.
  • Analyze and review monthly operating reports and provide clear, concise explanation of budget variances.
  • Actively manage collection of accounts receivable and payment of operating expenses pursuant to approved guidelines.
  • Prepare a monthly report in accordance with ownership requirements.
  • Review, abstract, and understand tenant lease terms.
  • Track critical metrics such as percentage rent, occupancy, vacancy, etc.

Other Responsibilities

  • Accurately and timely complete other tasks as assigned.
  • Handles special projects and initiatives based upon business needs.
  • Continuously project a professional attitude and demeanor.
  • This position is full-time and requires five days a week in the office as well as periodic weekend property site visits.
  • Ensure all employees understand and follow policies and procedures outlined in the company SOP and employee handbook.

Qualifications:

  • State real estate license preferred
  • 7+ years of retail property management or commercial building management experience including 5+ years of directly supervising on-site personnel, vendor partners and client relationships
  • 2 years Yardi software experience
  • 2 + years multi-site supervision
